General conditions for subleasing
Payment
25% of the payment is due 2 weeks from the date of order. The remaining 75% should be paid to Agder Hytteformidling,
a minimum of 5 weeks before arriving at the rental unit. If the contract is cancelled, NOK 250,- must be paid as an
administration fee, this is not covered by the cancellation fee. If cancelled within 8 weeks prior to arrival, the
prepaid amount will be lost. If cancelled within 5 weeks prior to arrival, 50% of the payment will be refunded, and
if cancelled within 2 weeks prior to arrival, the whole amount will be charged.
Rentalproof
Agder Hytteformidling will within sufficient time send the subtenant a road description and roadmap, so the rental unit will
be easy to find. At arrival the receipt should be available for the key address.
Contents
The rental unit must contain the amount of beds/sleeping arrangements with quilts and pillows. Kitchen appliances for
cooking as well as cutlery, pans, pots, glasses, cups, plates for both dinner and breakfast. All necessary kitchen
appliances as whiskes, tin opners, ladles and all necessary equipment for a self contained kitchen. Curtains for
bedrooms, bathroom and others rooms. Chairs and sofas of normal good quality as well as a dining table for the same amount
of people the rental unit is stated to accommodate.
It is not permitted to place a camping wagon, tent etc. on the property without a special permit.
Cancellation
Cancellation fee is 4%, but not less than NOK 200,- or more than NOK 500,-. This will entitle a payback of the rental
amount if cancelled due to sickness or an accident that makes the subtenant unable to use the rental unit. A doctor/
police certificate must be provided if the cancellation is used. The administration fee as well as the cancellation fee
will not be refunded if the cancellation is used. Cancellation fee is compulsory for all subtenants at Agder hytteformidling.
Arrival
The arrival will normally be between 3.00 to 6.00 PM. For week long rentals, the change of subtenants will normally be on
Saturdays, if no other agreement is made. Departure should normally be within 12 NOON on the departure day. The subtenant
must notify the key address about the arrival time the day before.
Deposit
When arriving the key address, the subtenant must pay a deposit to cover for possible damage, lack of cleaning etc. If the
rental unit is in the same condition at departure as at arrival, the deposit will be paid back at departure. Defects at the
rental unit should be notified at the key address and Agder hytteformidling immediately at arrival, the same is applicable
for damage or defects that occur during the rental period. If the subtenant notice damage or defects, and fails to notify
the key address and Agder hytteformidling, the subtenant will be responsible for the replacement. Lack of cleaning will
normally be charged with NOK 250,- per hour, but at least NOK 750,-. Loss of key is estimated to cost NOK 1000,-.
The subtenant is not responsible for damage or other deficiencies due to normal wear and tear.
Responsibility
The subtenant is responsible for all damage done by anyone in his party during the contract period and will pay for economical
losses occurred, that the owner must suffer with the acceptance of this contract. The subtenant is responsible that the
information in this contract is equal to the order. The subtenant is responsible that necessary peace and quiet is
maintained so the surroundings are not unnecessary disturbed in the evenings or during the night. If a complaint is
notified in reference to disturbing peace and quiet the subtenant can be asked to leave the rental unit immediately,
without any refund. Agder hytteformidling arrange rentals on behalf of owner and presents the rental unit in accordance
to contract with owner. Any deficiencies, damage etc, is between the subtenant and owner. The subtenant is responsible
to inspect and accept the responsibility for play ground apparatus that the children in the subtenants party use.
Necessary caution must be taken and children must understand and be given instruction how to use the apparatus.
If there are any technical dysfunctions, sudden or unforeseen damage to the technical equipment or installation,
or any other equipment drawn to the rental unit, the rental price will not be redused. With Major Force or if the rental
unit is not habitable at arrival, Agder hytteformidling will find a replacement unit similar to the ordered product, if
possible. If this is not possible the paid amount for the rental unit will be returned according to the specific rental
period. If the subtenant at arrival or at any other stage, fails to notify the key address and Agder hytteformidling
regarding deficiencies etc. that are not in accordance with the ordered product, the subtenant will lose the right to claim.
Cleaning
It is a matter of course that the rental unit is presented in a clean and presentable order at the time of arrival and
departure. The rental unit should contain sufficient cleaning products, buckets, mop, vacuum cleaner etc. that are
necessary to perform cleaning tasks during and at departure of the rental period.
Bring along
The subtenant should, if nothing else is previously mentioned or arranged; bring sheets, quilt covers, pillow cases,
towels and soap.
Dispute
If a dispute occurs between the subtenant and the owner according to quality, faults or deficiencies that occurs before or
during the rental period, Agder hytteformidling as a intermediary will not be a party to the specific case.
The parties, subtenant and owner, accept that this kind of dispute can be solved by the dispute committee appointed in
Kristiansand and where the parties are equally represented. The dispute committee should have at least 3 members, and
can not be lead by any of the parties or the parties representatives.
